He supervised the metamorphosis of Villa Aurea in 2013, when it underwent thorough remodeling and renovation.

Much like nature, there is nothing quite as dynamic as the use of space. In the new 2013 design of Villa Aurea, beautifully styled windows ensure an optimum indoor-outdoor flow, which you will experience in every single room of this property. Although situated in the middle of a forest and partly underground, the elevated positioning of the villa on Dirksberg guarantees stunning panoramic views of an almost untouched piece of Limburg. Villa Aurea is completely tucked away, out of sight from the rest of the world. Which may be why it is one of the greater Roermond area's best kept secrets. A charming gravel road leads to the entrance of the property. As you pass through the beautifully crafted gate and drive up the driveway to the house, the natural rhythm of the architectural lines of the villa come into sight, as does the enormous, welcoming terrace.

To the left of the parking area is the front door, and the beautifully landscaped garden path leads to the raised terrace on the left. The terrace accesses the kitchen and boot room (ideal for the dogs) and sliding doors open to the dining room, which connects directly to all other parts of the house.

The home's variation in levels lend it a magical rhythm. Everything has been designed to ensure that there is always a direct connection to the other spaces in the house - with the exception of the master bedroom. Varying levels allow for optimum use of the house and create intuitive routing and perspectives that feel instantly comfortable. The number of levels of the house is debatable, as is the question of which is the actual ground floor or first floor level. We will guide you through the house, starting from the front door, where your guests are likely to enter the house.

Once inside, this house immediately feels like home. The indoor-outdoor flow is exceptional; in a sense, there is no real distinction between the two. The corridor leading to the open-plan kitchen features windows and skylights over the full length. To the left of this corridor, slightly raised, are two exceptionally spacious bedrooms that can also be used as studies or hobby rooms. The ceilings in these rooms follow the curved, slanted line of the roof. The view of the back garden and the woods are nothing short of magical. The steps that lead up to these rooms also lead down to a lower level of the home. The perspectives that follow from these "half-levels" give the corridor both extra volume and an extra dimension.

Not a single detail was overlooked during the metamorphosis that this villa underwent under the supervision of Maarten Engelman. Which you will certainly notice as you walk through the house. In collaboration with the current owners, he refined the original design of Villa Aurea in 2013 with meticulous attention to detail. Not only was the finish of the property raised to a new level, but the altered layout was very carefully considered. Particularly the new, open-plan kitchen/lounge, is a haven of tranquility. A custom cabinet serves as the perfect room divider, making it seem as though the contemporary kitchen is outdoors - an aspect that is further magnified by the circular exterior living room wall, completely made of wood, which connects directly to the terrace.

There is a straight line from the front door to the living room - immediately past the kitchen. To the left is a wonderfully spacious study, where you can work in perfect peace and quiet. Although the design of both rooms is contemporary, they are equally cozy and welcoming. A direct result from the carefully selected materials and the oversized floor-to-roof ridge windows, inviting the woods in. And of course: the fireplace.

The estate on which Villa Aurea sits spans over 1.65 hectares. The volume of the villa itself is approximately 2,500 cubic meters and its two levels measure over 550 square meters of floor area. The garage - which can accommodate at least four cars - has not been included in our calculations. In addition to the enormous terrace, which can easily be porched, the outdoor space consists of woods with countless trails, several meadows and a beautiful, professionally landscaped garden which includes a large natural pond.

From the pond, we walk back to the front door. This time, we head down the corridor to the right. This corridor accesses the restroom, coat area and the master bedroom. A magnificent, bright and spacious bedroom with a lovely balcony at the front that spans the full length of the room. Of course, the master bedroom connects to a spacious and elegant bathroom, where ‘the sky’ is literally ‘the limit’. The night sky in the shower soothes the senses as you start or end the day. Sophisticated materials and bathroom fixtures are the finishing touch - and set the tone for all the bathrooms in this house.

Directly below the master bedroom is the4 garage. An enormous space that can easily be converted into additional storage space. The lower level has several access points. The stairs that align with the steps to the bedrooms at the rear of the house, or from the gym, where you will pass the indoor pool, the sauna and the wonderful shower and fitness pool. From there, you can go down to this lower level, which also accommodates the technical area, storage rooms, ‘the laundry’ and the garage. Further toward the back, the house will reveal what may well be its biggest surprise: a fabulous garden room/ bedroom with direct access to the back garden.

All of the (construction) materials implemented in this home and the finishes are of an extraordinary standard. The house doesn't skip a beat, and no matter what direction you look in, the views will always take your breath away.

In addition to the stunning villa, the property also includes horse stables and a large barn that is used to store garden equipment and a mower tractor.
